THE DEVELOPMENT

The new resort will comprise of 99 luxury residences, ranging from studios to expansive four-bedroom homes, each offering uninterrupted views of award-winning Grace Bay Beach. Larger residences feature lock-out configurations, allowing owners to maximise flexibility and rental potential when participating in our rental programme.
Our experienced on-site management team will oversee all Amaris rentals in accordance with Turks and Caicos’ established condo-hotel model, while benefiting from Hilton’s extensive international network and global demand.

Located on one of the world’s most beautiful beaches, Amaris Grace Bay’s bold contemporary architecture will serve as an iconic landmark in the surroundings, where each room is framed to enjoy ocean front views.
The exterior of the building introduces a dynamic element to the structure with gracefully undulating open terraces that ensure private space. The expansive views contribute to the overall sense of openness.
The design prioritises a clean and well-defined hardscape, emphasising vertical expression and employing a restrained material palette with a direct connection to the overarching architectural vision. The interior flow is effortlessly harmonised with echoes of modern Caribbean flair.
Amaris’s contemporary and high-tech approach is combined with natural materials and finishes that aims to envelop guests in a vibrant Caribbean setting that is integrated with both the resorts connection to its surroundings and all the comforts of modern life.
Textured materials, such as woven fabrics and polished woods, introduce a tactile dimension, inviting guests to experience luxury through interaction. The colour palette blends soothing neutrals with bold accents to infuse an energetic freshness. Carefully positioned lighting highlight textures and forms, creating a stunning yet warm atmosphere.

AMENITIES

Amaris Grace Bay will be invited to savour exceptional dining across two specialty restaurants, an Aegean-meets-Caribbean beachfront restaurant and a Japanese Grill with omakase counter, paired with signature bars serving refreshing, convivial cocktails and light bites.
Residents can experience effortless relaxation with our infinity pool, beach service, and exclusive residents’ pool with cabanas. Wellness enthusiasts will be able to rejuvenate at a state-of-the-art spa and fitness centre spanning nearly 10,000 square feet.
Residents have their own private communal lounge area, separate from the main resort entrance and public lobby and lounge. Amaris will also have a luxury boutique store, a general store, a tour agency and patisserie on site.
We have an intimate 970-square-foot event space that is ideal for meetings and gatherings. Families and little adventurers will also be well catered to with a fully equipped kids’ club and game room, creating memorable moments for every guest.

BESPOKE SERVICE

Amaris Grace Bay will have a dedicated onsite Director of Residences overseeing all operations for residents. This will include as standard concierge, 24-hour security, doorman and bellman services, valet parking, 24-hour emergency maintenance response with 15 minutes complimentary service, parcel receiving and delivery to residence, professional management of the facilities, including cleaning and maintenance. There is also LXR’s signature brand experience operation of amenities in common areas, as well as community events.
Residents can also receive additional services on an a la carte basis. Services include housekeeping, valet laundry, dry cleaning, and pressing, in-residence dining (available anytime), personal chef and event catering, in-residence maintenance, in-residence spa services, personal trainer fitness, pet services, limo, driver and transportation, automotive detailing, courier and outbound mailing, and personal assistant and secretarial services.

The Turks and Caicos Islands (TCI) are a British Overseas Territory governed by British Common Law, which provides the property market a strong, stable and well-regulated environment to operate. There are no restrictions on property ownership for foreign nationals in the TCI, nor are there any time restrictions on the length of ownership.
As a zero tax jurisdiction, property owners in the TCI do not have to pay income tax on their earnings, nor any inheritance or capital gains tax on profits made from the sale of assets such as real estate, stocks, or other investments. However, a one-time stamp duty is imposed at the time of purchase of a new property.
